There are plenty of high earners out there who are always going to be broke due to bad spending habits.  

I have a Christian Community that is interested in renting my property for two girls to attend the local college. 

@Dustin Street so currently I have another tri-plex and a single family rehab going on, but I am getting to the point that I do need to stabilize all of my stuff more, and stop going broke twice a year buying stuff like I have. so for this year my goal is not to buy anymore and focus on the business, but still go to the networking meetups that I go to, and then push more in 2024.

Found that a water pipe broke above my unit causing water to come through the ceilings and walls.

Rates are historically low and rising.You should be able to get a HELOC (home equity line of credit) down the road when you have substantial equity in the property, if not from the same bank, one of their competitors.Take the cheap long term money first.One girl's opinionStephanie

When we showed up to check on repairs, we once found three teenage girls smoking a bong in the kitchen.Upon moving into the house we learned that the heat does not work, there is no hot water, and only half of the house has electricity.  

Drill the locks,, i wasn't sure how to do it myself and Youtubed it.. and did a lock last night,, so if a Girl can do it you can..it took me about 20 min using small to large drill bits.. in and done and locks changed..As far as notifying tenant,, just put note on entry door saying locks changed see owner.. 

In reality people just broke them and I didn't have a strong enough clauses in the lease at the time to really make it worth my while and mostly just broke even.
