Appreciate some feedback.I had a tenant, ironically also in Gaithersburg (hope it’s not the same person because she was a pain in the *** lol) but she wanted a new carpet we paid half, she paid her half via us uppping the rent $50 over what it otherwise would have been, so that’s always a creative option, however I wouldn’t want gas at my property if I could avoid it, always a risk of a leak or worse so I’d probably lean towards saying no to this specific request. 

I would get really specific on that, not "I want to make money" or " I want passive income".

I needed to learn how the showing process in Florida worked and there was nothing wrong with getting reps in.

Is there a specific reason why you are looking for a non-recourse loan?

The legal lending limit is the maximum a bank can lend to a specific borrower.

In terms of finding local lenders, it depends on what you are looking for, whether you are looking for a specific program, conventional financing or a one-stop shop.

...RE, on the other hand, is comparatively simple to me--I can wrap my mind around what makes a property valuable, what factors affect the market, the advantages/disadvantages of various RE investment strategies, etc.Don't get me wrong--I'm not trying to knock crypto.  

It is landlord-friendly, and specific pockets have gone upwards of 2-4x in the last 5-10 years.
