@Maxine KunimuraThis may not be what you want to hear, but if you feel dependent on a contractor to effectively cost out a fixer upper, you may be dependent on them in a way that you don't want throughout the project.

Hello guys,I want to start in real estate business as buy and hold investor, but right now I am renting myself, so my plan is to buy a fixer upper, renovate it, leave there for 2-3 years and then rent it.My question is if I sign for 30 years fixed rate, can I refinance and get my money back and keep going.You guys think is a good strategy?

While you seem to have the upper hand legally, I am not an attorney and do not understand the intricacies of lis pendens only that my attorney friend mentioned in that conversation that lis pendens is not usually a cut and dry thing and is often very tricky.

House-hacking is the way to go, however, I think that disqualifies you from being a newbie haha... sounds like you've already gotten in the game by renovating it yourself.My dad actually began investing by purchasing a fixer-upper in Jackson Heights in 1998 (78St., 32Ave.) and renovating it.
