Two questions for the group in celebration of tax holiday cheer.1.

They have been late twice last year (2016)  for the months of April and June, due to his layoff and I agreed to somewhat modify their loan, so these two are added to the end of the 15 year term.  

Since I'm new to the game I was planning to set aside 30k to 20k of that money to use as cash reserves. 

For materials and/or services for any of my investment properties where the contractor/person does not give me a receipt, I do one of two things:1).

I am based in Pensacola, FL and looking to purchase a duplex for the purpose of house hacking to get my feet wet in the REI game.

The property already has two tenants which yeilds $1170 per month.

I understand for tax purposes that I can only take two-thirds of the expenses related to the house to offset the rental income.

Much appreciatedMay 6th will be two years of owning the condo as her primary residence.

By the way, I've been hosting a Real Estate Meetup for about two years here in Tampa, and the next one is next week.
