Tomorrow I am going to the scratch and dent store and picking up a stackable washer/dryer and 2 refrigerators . 1 refrigerator is a spare to keep on hand . ( I keep it in my garage to keep beer cold)  700 for the washer/dryer and 300 each for refrigerators .

So, what if the furnace needs to be replaced "tomorrow?" 

There is one at 4 pm tomorrow on zoom.

Ask yourself, "If the right opportunity showed up tomorrow, would we be prepared to make an offer on it and purchase it 30 days later?"

We are singing on a 4 plex tomorrow so im super excited.  

Both are nearly qualified (a couple more prior landlords to call tomorrow), however I can only proceed with one. 

Enjoy life, you don't know what tomorrow brings.

Also don't be swayed by initial response it means nothing; we all get hit by the initial wave of applicants who never read the basic requirements but 'are available for viewing' tomorrow.

I will call a couple of banks tomorrow I've ask them about a lot of things but definitely forgot to ask about my employment history affecting the loan.

In PA, my understanding is that if he buys from me for $250k cash, and plans to fix up over 6 months, then re-sell ...1)  2% transfer tax is immediately due on $250k 2)  he has high costs for a $250k+ loan for 6 months.BUT -- if he buys from me [down payment of $25k], and we agree that I finance a $225k loan for 6 months at some modest rate, then he saves a lot of money and grief on getting short-term financing, PLUS he saves the $5k transfer tax upfront.From my perspective, I don't immediately need the cash, and I'd rather have $265k in six months than $250k tomorrow.
