The real value with a GC is not only do they know the process and how to properly schedule/manage subs.....they know which subs/suppliers to use and which ones not too.

There is a reason I don’t invest in CA at all…Regarding AB 968, as you implied with the beginning of your comment, this should provide protection to end buyers, or at least provide them easy resources and contacts to reduce potential ownership headaches (example: “hey I accidentally broke a bathroom tile, can you just tell me where it was ordered from so I can go get another one?”).

So why don't you go to the grocery store and steal food from the Grocer because he is behind on his bills to his supplier?

Not sure of the issues, but if there's mold, mildew, water damage, old dirty worn out carpets, old paint, dripping faucets, missing tiles, or ? 

Tax deductible improvements such as drainage tile, terracing, irrigation can significantly improve the productivity and the value of the land.

Fortunately, all but one of my units has tile flooring, but unfortunately the unit this tenant is in has a recently refinished wood flooring in the living room - the rest of the unit is tile.
