“Not fixing up” to me means fresh paint, carpet cleaning and replacement with Allura only if cleaning fails, under $2/sqft porcelain tile in bathrooms only if existing tile is degraded, paint instead of replacing cabinets where I can, ReStore and Craigslist solid wood cabinetry when needed, ReStore and low end new appliances, not adding AC, not adding a new bathroom but replacing faucets as needed/able (around tenants) with Moen and low flow fixtures, not adding a bathroom, not supplying a dryer, granite tile counters, solid wood doors replacing existing doors as needed rather than replacing all at once, etc.

-Removing 20' of bearing wall and heading off with LVL's to open up space-Jacked up and leveled house and installed lally columns-Poured new footing for lally columns-New roof-Complete gut and remodel of bathroom including removal of joists and reframing and a complete new layout including all new fixtures, tile, vanity, etc.

Quite nicely finished on the inside from previous owner w/ tile floors, quartz countertops and stainless appliances.I am wondering if anyone has some estimates for how much an engineering study on this would cost, and what I could expect to save, given the purchase price?
