Paint colour, cabinets, counter, tile, flooring, locks, pulls, window coverings, toilets, sinks, faucets, ext colours, and on and on... yes, every property in unique, but that doesn’t mean you should be buying 1 farmhouse style, one ultra modern, one apartment condo, one townhouse etc and reinventing your system each time.

One lesson I learned the hard way is always keep an eye on your water meter especially if you are paying for water as the landlord.I had one tenant not tell me her water was running on her toilet for months and when I got the next water bill it went from $800-$900 every quarter and jumped up to $3648 for one quarter.

Had 14 turnovers (50%) and bought so many toilets Costco almost knows me.

@Caleb Johnson  A lot of people think they want to become an active investor but soon find out that it is a lot of work, a ton of details, and dealing with tenants, toilets and termites. 

I never want to be called to fix a toilet.

Obviously the tenant was fine with this at signing, but calls repeatedly about repairing a leaking sink and toilet chain.

As far as the plumbing : last week it was the toilet, then three days ago it was the shower draining, and today there were people under the kitchen sink.

I understand the basic concept of investing in note vs. rental properties - no headache with Tenent/Toilet etc while rental properties come with potential appreciation (house value, rent) and tax reduction. 1. 

The pipes in a rental home got clogged due to tree roots, which caused one of the two toilets to overflow.

In some jurisdictions that's called squatting, even if the rent is being paid!
