For a wholesaling business, I'd say focus your primary attention on lead measures like how many pieces of mail you send out or how many calls you make.

I then buy unfinished pieces at HD to make up the rest and then have a tenant finish all with rustoleum cabinet transformation kits.

Just remember everyone has opinions, so just pick out the bits and pieces that apply to you and run with it.       

Sucks that you can't access your equity, but it looks like you've levered it about as far as it will go for a while, so you'll need to adjust in the meantime unless there's a piece of the puzzle I'm not getting. 

@Amy Ahearn I haven’t done this myself, but have heard good things about going the route of Facebook marketplace, goodwill, second hand stores etc with well design tasteful ikea/purchased pieces.

So that brings the total up to around 3k for this.I can't really make a decent kitchen with this small space with off the shelf stuff at home depot, at least not the plywood casing stuff (too many pieces need to be ordered) so I had them do a design with their woodcraft.
