What do you seasoned LLs think about 2-bd units (not stand-alone but part of 2-unit buildings - i.e. two 2/1 units in a building.

Everything from lead laws to FHA seasoning to local eviction timetables.

I need to find a new place to move to because my landlord wants to raise the price for the winter season and get more money, I live in Palm Beach Gardens FL, so I was hoping to find a fixer and move in and do most of the work myself.I took some real estate investing courses years ago just before the housing craze (without any success) and now that things are back to normal I'm trying to get back in to the game...

If the tenant pays through July and they are strong then the landlord has little motivation to take on a weaker tenant and let the current one off the hook if that's the case.Also as a landlord I would want to look at your clients book of business as it relates to volume per sq ft in sales for the space they want to rent from me.I would also look at the last few years and see if there profit was trending upward and sales were trending upward, flat, or down ward.Another component is if your clients sales are seasonal or stay flat for the most part.

My understanding is that you should still have all of your FNMA "bullets" then and can borrow with them.

I want to refinance it right away to cover rehab costs and pay back my PML, is this possible with out seasoning and if so what is the best way to do this?
