It's not easy to have those conversations but if you are fair, come in with data and are respectful of the tenants by providing them sufficient time to decide what they want to do, you are in a much better position to succeed.

These sorts of incidents are rare I'm sure, but it does happen and it isn't really very different than listings where a seller asks their seller's agent to be present at all showings to make sure their property is respected.

You have to drive up and down every street while making a list of all the blighted, vacant and run down properties, then you have to plug each one into a spreadsheet, then look up the owner name and mailing address on the assessor website, then plug that info into the spreadsheet, etc, etc, etc.
