Am I reading this correctly that I can not charge late fees that total more than 10% of the monthly rent even if I have a different amount in my lease and only own 3 rental properties in Virginia?

I like the idea of short/mid term rentals more then the long term...one big reason is not having to move all of his stuff...or at least being able to take my time.

Rule #5: Turn your rentals into bunkers as tenants are tenants and they will destroy your property through "Wear and Tear".

If it is well located make it a short term rental.
