One thing I worry about storage is having customers churn and never coming back after they realize that they could have just re-bought everything instead of keeping their items in storage for a few years... thoughts?

There are properties listed under "Pre-Foreclosure" on Zillow and a lot of them.  What can I infer from that?  There is no listing agent and not much information, but there is a listing price.  

I have experience in prospecting for sellers so this could be an option, not sure if we can get to my price point though.Main issue I see are the neighborhoods.

Different marketing names will appeal to different customers. 

If you just try to go build a custom site out the gate, I suspect it will not work out well.However, don't mix up two concepts: (1) SEO rank, and (2) conversion rate.  

If the deal is rock solid, and you can make some money, but you make or save your buyer money he/she will continue to be a repeat customer.

What are things that you wished you had found out about prospective tenants, before approving them?

I would certainly take care of your customer.
