FWIW, in my property-management classes we were told that payment of rent in advance is a huge red flag - like most scams, the appeal to your "greed" can sometimes be used against you.

I thought he had lost his mind until he explained that once they accept the negotiated agreement, they can't appeal the eviction. :-) If this is the case in your state, this is valuable information.3.

If I need to bring in a structural engineer, a mold tester, etc, I could easily spend $1000 on due diligence tasks, only to find out that the second lien holder is stubborn and would rather let the property foreclose than to take a small payoff.All that said, I generally go after short sales that don't have a lot of mass appeal (i.e., they need a lot of work).
