@Iman Yu well, you still are concerned about all costs, but the PM manages everything, so they fill vacancies (including marketing and screening) and they handle tenant calls and repairs.

My two bed in HP  got about five emails and several phone calls a day.  

We do so and send it over after a brief phone call with the person who says it's their property and please make the offer out to hisname with a fast closing.Property is a tear down in a real good area (I guess you could rehab it too but that margin would be small, maybe renting it would work after rehab).

She got back on the phone about a minute later and said it was 6-7.5%.

I don't know their rules, but perhaps she could get you set up over the phone and just have your dad go in to sign papers and get the account information.

Before you get too excited you need to talk to the homeowner and find out what their situation is and how much they owe, (again books written on that and phone scripts etc...).

You have to screen very well to get decent tenants and make sure they meet income requirements.Demand for rentals is very high right now.

I rarely call them but when i do I find whomever picks up the phone knows what they're doing.
