House hacking will most likely allow you to purchase a property in a more desirable area than if you needed 25% for a investment property mortgage.

Do you have to also pay 'mortgage' payments to someone else, insurance, the utilities OOP?

I have no problem waiting for the right tenant, but I hope to get this rented by Dec. 1st as I do not want to pay the mortgage out of pocket for a third time (the previous two months I was renovating).

@Cody Beard just my .02 cents but I've left my wife off of all notes, mortgages, etc for exactly that reason.

My son has been in the Navy for 2.5 years and is contemplating purchasing his first home which will be a 2 unit.He is looking for find out what options he has as far as mortgages that require smaller down payments. 

There is no mortgage on the property.
