If the stars align on the day, I can use my own money to secure the property, but am still stuck as above re finance, so can't take the risk to bid.Hence this post for creative thinking!

Cash flow is my end goal, but in order to reach that point where I can afford those kind of properties I'm left with the method mentioned above unless someone can give me any better ideas.Please, anyone reading along this thread; would you please give me some pointers if my mindset is not in the right place or there is a more optimal route I can take.Ideally, I'd like to keep my potential business partner because of the fact that he would cover any labor costs in the present as well as in the future and is giving me full control of the property in terms of tenants, decisions on holding / selling, and what to do to properties in order to appreciate their values.

@Mark Kvam you didn't give us your gross, net or expenses for the park so we have to make some assumptions, one of which is that you will be able to make those payments to the owner each month and still have money left over for your expenses.

What I did was write notes and left them posted on the door of the property I bid on (where the squatter was).

I took them to Home Depot to compare them to what they may have available (nothing), and I left them in the shopping cart - they are gone.I can't figure put what brand the stove is.
