You are a new agent and should not focus on commissions, teams, solo, etc.

My wife and I have recently committed ourselves to taking the plunge into real estate investing, focusing on buy and hold rental units with the goal of generating monthly cash flow (flipping, hacking, wholesaling not an interest... right now).

Ultimately, I want to attract the highest quality tenants - IMO, your focus should be on that.

I have students that when they get their financial aid at the beginning of the semester they pay for 6 months of rent.

I was so focused on the acquisition side I never learned the most important part is the business side of getting the return for the next 20 years and that is where the rubber meets the road.

As far as networking, get on 2-3 Facebook groups that focus on target areas and investment strategies of interest.

Stay focused & keep feeling out your niches.

Recently formed an LLC with a business partner of mine with a focus on tax liens here in Louisville, KY. 

What it tells me is that now is not the time to buy and you should consider selling marginal properties and focus in building your cash and systems for the next housing downturn where you’ll be able to find 2% properties.
