We have attorney's, escrow accounts, and financial payment certifiers, however opening a dialogue somehow feels slimy now...      

But, as a parent, I've come to consider my death as the single most important financial transaction I will ever make, especially with respect to leaving something to my children. 

In order to gain financial freedom I need passive income and lots of it.

And are there any steps other than filing the document with the court?

I have financed all of my rental property myself the last few years and my wife's DTI never comes up, it's all based on my financials.

My dream has always been to invest in real estate, and I was setting myself up for that financially.
