One of the contractors for my husband (we'll call the person Pat) is REALLY interested in buying the property, but with a land contract due to some rough financial stuff in their past.

ideally you want to inspect every single unit in a multifamily..... when you are talking big numbers, that not practical, but you should try and inspect as many as possible and YOU get to ick the units and numbers.Believe it or not, there are sellers that will hide stuff from you :)And again on cost.... it really depends on how much water damage you actually have and what you are putting back in..... this isn't necessarily a "basic remodel"..... so don't compare it to just a "remodel"......

Below is part of an email I received from my property management company after I asked them if they could get me three quotes for repairs / work that need to be completed:"Damien,Estimates are not going to be free ( Cost of normal estimate is $89) and I might can get two different estimates but I don't have 3 licensed vendors to do estimates for all the stuff on the list. 

For in person stuff, I highly recommend attending the meetups.

"Real and consistent" as in all the paperwork needs to line up, no "oh his rent was $27 cheaper this month because he purchased a plunger" type stuff. 

My HP12-C says $1622.33 too.Fun trivia, perhaps 100% true, perhaps only part true and part the stuff of legend and mystery of the days of yore.

As I have leveled up, I have focused on finding general contractors that can take care of this stuff so I can be an investor (not a bad GC). 

. , none of this stuff is a deal breaker.
