The market supply has declined which is pushing Vancouver housing back into a sellers market once again and prices are on the rise again.

Do you have any recommendations on where (not) to invest, ie improving/declining neighborhoods?

Loaded inbound containers declined by 25% in the past three months (from February to May 2023) compared to the same period in 2022.

Most recently, absorption has declined by 1.1 million SF over the past 12 months.While demand on the whole has been negative, shifts in post-pandemic shopping behavior has benefitted neighborhood centers.

Every project I've ever funded where a new investor decided to do the work themselves ended up taking way too long, eating up the profit in carry costs and selling for way less in a declining market.

Also, if you have to decline somebody they can reuse their Zillow screening for other properties advertised on Zillow for up to 30 days.

They think depending on appreciation makes it not investing but speculation.They have no issue speculating that their rent rates will not decline or vacancy rates increase significantly.  

First MAJOR point, it is NOT universal that persons have a decline in work security, opportunity or income, simple example, how about all the occupations deemed necessary?

The only thing that’s changed is that the odds of making a deal continue to decline as transparency in real estate is increased.  

Reason for selling:Property 1: The area has declined, it's more and more difficult to find quality renters although it is currently rented, it sat for about 8 months recently, only day care scammers wanted to rent there, and it has an under ground oil tank for heating that makes me nervous.
