My close contractor friend told me to buy in Scottsdale cause that's where the money is, but to be honest that market looks more challenging to me at the moment (until I understand it more).

Before this property, I was offered some really cheap ones with fire damage/mold and a bunch of other things for alot less than $34K like $5000K in some city I have never been to or know of and farther than Texas with lots of snow in the fall like Ohio or Michigan but when I talked to other investors locally, they said anything less than $30K not worth it!

In my experience, I've found that almost all causes of inaction are related to lack of education.

OF COURSE it didn't work out and by the time we got them out of the property we are out 6 months rent plus unpaid bills, cleaning and other damages.  

What about if you're doing repairs and caused the vacancy? 

Cause 30K wouldn't cut it in that case. 

We've got another situation ongoing where we actually had a first position lien, sued for damages, were awarded a FIFA lien against the owner, foreclosed, owner declared bankruptcy, and we're still going after it... almost 3 years of litigation and 5 figures in lawyer fees to get paid from one job.So, in conclusion... perform->pay doesn't hold much interest for me.

All of those were cause by not paying on time and letting things go.  

The house also needs a full gut and has damage from deferred/lack of maintenance.
