I am looking for a program that is capable of handling all of the typical aspects such as payment and interest tracking, year end statements (for IRS purposes), and ACH payments to the lenders.

@William Brown I agree building knowledge is key in any investing or any aspect of life.

Because of this, I'd rather do Seller financing in which from what you are saying the Seller would not be hit with capital gains in one lump sum but rather over a period of time, which is the same as an MLO in that aspect but, better in that the property is mine. 

Based on the limited explanation here it would appear that there is a technically they are breaking the lease and you could enforce it aspect and a do you really want to hold a veteran to your lease aspect. 

Just other aspects to take into consideration.

We both have our respective real estate businesses focused on different aspects of the business. 

The TSP works great, as they like that better for fund sourcing versus business funds.I've also handled certain aspects of my rehabs using 0% interest credit cards for things like flooring, appliances, hvac, foundation.

The goal is to get all legal aspect, founding capital and entity structure in place by the end of 2019 (earlier if possible).The help of the BP community is highly appreciated

I might also consider branching out to another aspect.
