Buyers will like the "upgrades" and you will have control of the "shopping".

I've got a project manager in place (because I can only dedicate part time hours to the actual rehabbing process), and I'm shopping several different properties in the area.I was really surprised when I started doing some hunting and seeing 30, 40, 50 thousand difference in LP and Tax-assessed value here in Fort Wayne.

@Sherry Norman  put the shoe on the other foot as a capable funder I see your type of posts all the time the only thing your bringing to the table is the deal.. plenty of deals out there. if you have to post on line for a money partner that's your problem right there your not strong enough.I suggest you get your money partner FIRST then go shopping I think you have the cart before the horse..

I sold 4 unit multifamily in Auckland NZ last year and paid off the debt on the Block of 5 retail shops and flat and never looked back. 

I will shop for bargains as I believe a penny saved is a penny earned. 

Were hoping to set up shop in Indianapolis or another location in the next 2 years.

Be sure to shop around for Lenders, because, they are all different.  

I picture its location, and I can only picture that it has enormous potential.You have easy access to the Pike from multiple parts and subsequently commutability to both the I-495 and 128 technology belts, a commuter rail station to Boston, a growing public university, vibrant shopping at route 9, a bunch of relatively new reputable breweries, etc.

I recommend if anyone go this route, shop around.

After shopping around, they decided that staying was the best option (we raised the rent $200/mo, and it is STILL under market value by at least $50-100!).
