I would want to compensate this consulting and thought what better forum then BP for this help.

They’ll be willing to work harder than crop 1.Compensation goes with experience.

While cost of living including fuel prices were low, and housing was affordable, it seems Texas compensates itself with higher property taxes was a complaint we heard and apparently they assess on current market value yearly.

You might counter with the seller that the higher sales price increases his capital gains tax, so a lower price would be in his better interest, and can be compensated by a non-zero/higher interest rate on the carryback loan... 

And I don't think getting rid of it would allow me to raise the other 6 rents enough to compensate. 

I would negotiate a cheaper purchase price to compensate that large cost but that is just me.  

How do you compensate them?

It is compensation for my expense,time and aggravation.

I am considering upping the cleaning fee on our new property to compensate for our time, but I don't want to charge too much...if keeping the cleaning fee lower allows us to book more nights, it would be worth it. 

I could also discount the rent a little bit to compensate.
