Sell to a rehab investor in its as is condition and get out, stop the bleeding, and salvage what you have left.Regardless of which option you choose (and one or both may not be options if your numbers are bad), this is a prime example of a very common mistake.

I would add to the Additional Terms section that the buyer has the right to choose between closing after the holidays (set a date), or closing prior with a vacate date being after the holiday.

I explained to my client that it may be better for him to just rent when he wants to get out of town rather than having the constant expense of a mortgage, repairs, taxes, insurance, etc not to mention if you own you are locked into that one property vs renting you can pick and choose where you want to go each time etc.
