Try going to some local meetsups and build relationships, if you meet someone you feel comfortable with that is a potential partnership.

Currently the house is too expensive for a flipper to split, only if the flipper has all cash on hand to outright purchase the house does it meet some minimum requirements. 

That's a great starting place.Also, look for landlord association meetings in your area and attend to learn the vocabulary and laws.The best way to learn is to do, so owning rentals is the best class in property management!
