Do you not have an individual/joint investment account with stocks/bonds?

Take your income (joint if filing jointly), subtract any 401k contributions. 

The lease should address late rent, unpaid rent, early termination, joint and several liability, and dozens of other terms that don't apply to short-term rentals.You'll hear people say "mid-term rental" or "MTR" but it's a made-up name that only causes confusion.

The only way I have been able to use private money for rentals is through a joint venture and a split of the cash flow and/or equity, after finding a great deal.You might have to flip a few rehabs with private money and save enough of your profits to buy your own rental.Hope this helps.

Who knows when the blower motor in the HVAC will burn up or if a kid mowing the lawn hit the condenser hard enough to crack a joint in the line, pressure drops and causes damage?

As for furnishing I just did a 3100 sq foot 4/5 luxury joint for way less than 11k 

So in some cases, with deals that we do ourselves, at auctions for instance, they ask you, do you have the cash to complete the transaction, we show them the joint account with mom, and we're good to go.
