This area seems to be transitional, in that there are many nice MF homes that have obviously been invested in, but are right next to abandoned homes.

@Alvaro Alvarado The three day seminar is about 10% useful content (maybe 20% if you know nothing) and 80% advertisement and hype for more expensive education.  

I mean, is it that hard to find deals that this guy is literally opening a business and advertising that he buys houses that way? 

You paid the advertising, he's representing the buyer here not you, and there is no other realtor involved to split with.

I'd call it advertising expense and it would be fully deductible.
