@Julian Broyles  I can't speak to phoenix area Property managers but if you need to have a PM manage your rental it is hard to get someone to manage rent by the room properties.

For self management I think this type of software is a must have! 

Therefore, link up with local investors, understand local market dynamics, and keep informed about investment plans, sources of finances, and how best to manage your property.

Since you mentioned NNN, I'm guessing that you aren't in love with actively managing property in perpetuity moving forward. 

Finally, have your PM screened, double screened, & triple screened before you sign a management agreement.

or have the current seller provide said info. with proof of payment and or renters insurance, turnover of security deposit & first months rent which my attorney will also be collecting, With it being such a quick turn-around with their current lease expiring I want to have as much lined up as I can and be the most prepared I possibly can.Currently Still in the process of bulletproofing the new lease along with the operating and reserves accounts & setting up account/property management software.
