Once again, I will recommend that you have wording in your lease that specifically states that if you are required to do work to restore the unit to a rent-able condition for items NOT considered to be wear and tear, that you charge  $XYZ per hour for labor and management (which includes time spent scheduling work and finding vendors, procuring materials etc.) 
Basel Hakim I would think this off-market deal would flip easily??

The pictures show the home needs a great amount of work and 35k doesn't seem realistic, but pricing of labor and material varies by location and contractor.

Also, unless you are a contractor, or have done this work before, I would STRONGLY suggest paying someone to do the work, and you "help" them to learn what is going on.2) Why is the 4th not already done?
