The reason I am searching for a property here is due to my girlfriend's and my job being in Overland Park (her in corporate woods and I in downtown OP).

They were about 3 stack shelves made out of wood.

There are two or three vendors in your neck of the woods who, given the chance, would recapitalize your laundry room, take over the collections, add insurance for PD & PL and overall increase your peace of mind. 

Be it tiles, laminate wood floors, toilets or light fixtures.

We put some money (about 10k) into the renovation of the house and replaced all of the carpet with wood-faced tile as well as replaced the cabinets and countertops in the kitchen, both bathrooms, and added a small dry bar area.

I redid all of the hard wood floors, repainted, put in a patio and a hot tub.
