I bough it for roughly 87k, and I purchased it because the area is growing and it's close to entertainment (Football, Baseball, Six Flags, Hurricane Harbor, Texas Live, restaurants, bars, etc - You get the point).

So, I thought I'd start over, especially since my plans have drastically changed since my first post.Come 12/1/2018, I'll be moving from Manhattan to Bisbee, AZ, a small town of roughly 5,500 people located 90 miles south of Tuscon and six miles north of the Mexican border.

Do a simple, but high-end-looking flyer, which includes what the monthly payment will be (based on certain assumptions, shown....) and take it to restaurant and store owners - they know a ton of people.

Hey all,My in-laws have their [Chinese] restaurant listed in the Los Angeles area (they own the business but are leasing the space they're in currently) and don't really seem to have a valuation of their restaurant.

I think with that property I can cashflow for more than 1k per month based on its location (Walking distance to the village, restaurants,) Could even walk to Cranmore if you wanted. 

If the current restaurant in place sucks and is struggling, then have the current owner evict them before you take ownership.
