Not withstanding the frustration of working for someone else, you have a limited set of options - find a job or find a different source of income.

They never took it to foreclosure, which they had the right to do, they were not getting paid, they were paying the property taxes and insurance and they had a liability on the books.

That leaves trying to limit losses using other means as suggested above.

I currently have 2 credit cards with a total limit of $2,700 and a 716 TransUnion and 700 Equifax credit score on credit karma, but I feel like I will still get overlooked (I am planning on using the BRRR method to grow my assets.)

Just do the normal "get liability insurance" and "screen tenants" types of things and your VA loan will be able to serve you for a long period of time.

I used to own rental condos, live in one, but I don't anymore due to issues.I owned condos around 20 years ago, and at one, the HOA limited the rental percentage to 20%.

My knowledge of 1031 exchanges is very limited.
