@Benjamin Herhold yep it works, the issue is most lenders require you to move in within 60 days of purchase, and with proper disclosure requirements/notices/etc. you can't guarantee that you will be in within 60 days on an owner move in with a tenant-occupied property.

I suspect that I would likely have to guarantee the loan personally...Financing through my CU would be easiest but that would mean the initial purchase would have to be a non commercial loan.

That is  $25k plus deal with neighboring wells that I would pretty much guarantee don't have the 200 foot well liners so now we are talking probably another $12k for the well liners going deeper OR implement a self contained septic that I don't know much about.
