Anyway, we shall see, something could go south, and it could all fall apart tomorrow, but for now, I am lucky and blessed to be able to say that things are running very smoothly with the right personnel in place, and the machine we have built over the past couple years is steadily spitting our several revenue streams, and I’m very excited to not be forced to trade time for money.

I would make a list of all the 10-40 unit buildings in the area and approach those owners with a trade for managing and maintenance for rent.

Personally the BRRRR method has worked well for me, it gives the option of getting your invested cash back, and you get the benefit of owning real estate which will pay you back in the end!

These reasons make me think that you need to be at the forefront of someone's mind by doing direct mailing, contacting agents, lenders contractors, (whomever) frequently and reminding people of your specific buying criteria and other such strategies as a method for landing deals with less competition.

Also one has to look at what your trying to accomplish are you trying to replace your current job / income with changing careers into being a full time landlord.. or are you simply investing and building a long term portfolio kind of like Day trading or just set it and forget it stocks and other passive investments.
