The rehab I did on this house included new flooring, painting the entire house (interior & exterior), extensive pest (termite) control and remediation, landscaping, all new windows, bathroom remodels (tear down to studs), complete kitchen remodel (new flooring, new canned lighting, cabinet refinishing, granite counters, all new stainless steel appliances, etc), plus an endless amount of cosmetic work inside and out.

**Ideally if I can find a tear down that has the proper existing setbacks, foundation and utility hook ups than that would be ideal to save from a lot of these pre-construction costs.Is this pretty much on the right page in doing due diligence for development and how do the more experienced developers evaluate lots/land when it comes to wetland, toxic waste, endangered species or other issues?

You can depreciate used appliances, just find the fair market value and apply wear and tear.

They look behind the furniture and the bed (checking for outlets without covers).I heard from another landlord a couple years back that the City of Garland made him spend thousands tearing up and replacing a concrete patio because there was a crack and it was a trip hazard.

As for the studio, it’s a big risk because let’s say you rent to a bad tenets that doesn’t pay the rent and then calls the city on your “illegal studio” now you lost $500 rent that you were depending on and have to tear down the studio.

I am going through this right now in Madison MS.. it was a new construction I bought 12 years ago same tenant the entire time.. normal wear and tear .. and the bids I am getting are 18 to 23k.paint in and out.. new roof.. new counter tops all new carpet etc etc.. so that's basically about 2k a year.. your only putting 1k ...
