I know it's a good idea to target to absentee owner but do you target just out of state absentee owners or just any one who mailing address is different from the property address? 

I have started searching pre-foreclosures, and on the web for homes.

Just wanted to introduce myself to this great forum...Name is Jim, and I have been a remodeler for over 30 years and dabbled a bit in buying and selling, but now I am going to take the plunge and do some serious REI.I plan to use my skills to do fixers, or small homes to add on to to target that all-important 3/2 range of houses (most of the older fixers in my area tend to be 2 Bedroom and 1 bath).

Here are my lessons learned:Most of the functions can be handled via a web interface: advertising, rent, tenant screening, maintenance requests, applications and forms, etc.
