Aim for less deals and bigger profits by targeting these higher appreciating markets so each dollar I spend will have a larger impact on the potential profit I make. 

The only other thing I'd like to add is that it's a great idea to diversify your income and investments to minimize the chances of needing to go back to work in 10 years to supplement income. 

I'm a realtor in Chicago and Northwest Indiana and I still advocate for the south side of Chicago, especially if you are aiming for cash flow AND appreciation.

Keep an eye SPECIFICALLY on the potential rent for comparable units in similar buildings, not across housing types in your target neighborhoods, if you're aiming larger.

Aim for the less expensive houses in good areas. 

If I'm aiming to make $250k-$500k personally this year, would you recommend keeping my entity as an LLC, or converting it into an S Corp? 

I would aim for 12 months of reserves. 

You should also ask yourself if you just want a few properties to supplement your income, or are you looking to get a massive portfolio to replace whatever employment you have right now.  

My goal is to eventually scale back my legal practice and supplement my income with REI.
