Hemet is only 90 miles from LA,has a population of about 90,000 and is close to 2 major employers( casinos )The area also has a good size senior population and the town is still recovering from the foreclosure crisis but there has been a lot of sales due to the lower prices as compared to LA.You have to filter the listings and view the short sale,foreclosures and straight sales to get an accurate picture.As an investor you need to stick to your criteria and then search Hemet to evaluate what is really going on beneath the surface .

I live in Charlotte area and home prices seem to have been increasing nicely over last two years and in your case, I hope that trend continues.If comps in your neighborhood are very similar in price, you might want to stick to lower cost cosmetic improvements or you could over improve and not get your money back out.

I'm not 100% on that but if it holds true I would think you would have to fight buyers off with a stick as even FHA requires PMI of .85%

If you get any more rentals in the future and granite is not an option then stick with the cheap formica that looks like granite and plan on swapping it out every 5 years or so.
