The good news is you probably only have to live there one year....then move out of your unit and rent it out. 

But who’s gonna sell, only people have lost their job and have no hope of getting another one in the next 6 months since no bank is going to be in the news for foreclosing on a “virus victim” when they’ll pry get government kickbacks for forbearance.

If you are already aware of just how far your no big deal fund can go, then your goal is collect what you can from your resident without putting them or you in jeopardy (you don't want to read about how you are treating residents in the local news).
