During the last downturn most cities and counties waived increases just to keep everything going.Now that economies are healthier in a lot of places these governments are pushing utility increases on what they charge plus also increasing and re-assessing property taxes.

If not, something is wrong (i.e. rents too high, area is very bad, condition of unit is bad, local economy is bad, etc).On my 2 unit houses, at max I lose 1 month per year for each door.

MFRs appeal to me for the economies of scale working for you, but SFRs are great rentals as well, as many areas are going through gentrification, and becoming more desirable areas.
