If you have nothing to bring to the table you will find it difficult I always tell folks in this situation is to simply go on e bay you can buy every single guru's written materials and tapes for 20 to 50 bucks each guru.. listen to all of those read them all.. then slice and dice and see what fits your personality.no one ever said real estate is easy.. takes no money and will just fall in your lap.. its the polar opposite.. 

I'm currently working on my credit situation but did not want to pass on this opportunity. 

I've seen multiple situations where only a portion of the units are allowed to be rented out (ie 30%) and the rest must be owner occupied.  

If you have not heard it yet I would highly recommend it in the current situation you are in.

I would not offer cash for keys in this type of situation.5.

Though I would be sure to carry a fair amount of liability renters insurance to cover most of potential negative situations that could hurt my personal finances.

for this situation you should get full market for your lot and 20 to 40% of the profit on top  or sell your lot for 100 to 200k more than your asking..
