I recently had my first tenant move out and had to spend $5000 on the house after them. 

I see so many room illegal additions/conversions where the homeowner spends a lot of money on the project, but when they sell the appraiser assigns it no value because the square footage is unpermitted.

Spend time reading forums and free education here in bigger pockets and you will likely find better info and tools than they will provide.  

@Aaron So if you own a condo in a 2-4 unit complex then the Fannie Mae condominium review is waived. 

I remember spending hours looking into where a $17 deposit came from!!

I reviewed the white paper that you sent me and the fees.

That is not a good sign.I hope this review by me helps you make a decision.

Spend the time lining up contractors, pricing out material, doing all the due diligence you can on the rehab.

There are other details that may it challenging for a small investor to benefit from the OZ like spending the required capital within 30 months of closing and closing the property in an LLC.
