Just make sure you are pretty firm on the numbers as it is easy to get smoked on the first couple of deals by missing some of the items I posted above.

He also describes them very well, so you don't miss out at all.His other book "The Book on Investing in Real Estate with Low and No Money Down" is also great, but unfortunately the reader is pretty terrible and distracting, so I suggest reading it on paper or Kindle.I wish more Bigger Pockets books were available via audio!

My main reason for considering commercial is because 1) the duplex and triplex and even 4plex market in my area is very competitive and it drives purchasing prices too high. 2) I guess I’m kind of a pretty ambitious guy and my wife has followed my lead and trusted my guidance and I want to help our growing family (2 kids and 1 on the way) meet our financial goals as fast as I can!

turn key is pretty rudimentary at its base.owner/investor  one house one owner one tenant.. … and your not doing tax returns for them or other accounting and such and your not on their loans with them etc.but I can see how @Andrey Y.

Or sell the pretty pictures in the brochures -- not sure how he's doing it, but he's showing those new houses on his FB page on a pretty regular basis.I was also surprised to learn from some BP friends over in Beaumont that they are getting higher returns on their rentals than we are.
