Price cuts stem from a few things: - Agents/PM's over promising on income- Buyers not doing their own due dilligence- Buyers thinking they can take a place that hasn't changed since 07 and bring in the same amount of income as a new build that had an interior designer come in and make it sweet.That goes for The Palms, Destin, and any other major market.

build a multifamily to rent. lower risk, easier to execute, easier to underwrite. anytime you sell there is a 10% equity loss and capital gains. new construction in columbus appreciates at 8.65% per year. almost no reason not to consider it. land is a buyer market, you can get to better locations than you can buy existing, etc etc etc

Both of this will likely require real time conversations which will be difficult from India3) Maintenance when tenants are staying - I feel less worried about this as I can have the tenant coordinate with my chosen vendor (that I already have or can potentially find from India by talking to them on phone at night time in India / morning in the US).
