You will ultimately need as much current and detailed info as possible regarding the deal... but keep in mind the bigger picture and what is causing the broker's reluctance? 

I might be painting a pretty picture for myself and I'm wondering if some of you more experienced members might provide a reality check in case I'm going about this the wrong way.  

They liked the pretty pictures and pushed the button with a Pavlovian response.  

We make sure only to accept guests who have “Government Issued ID” and have a profile picture.

For example, you have a picture where you have an artwork sitting on the floor.

Leaving notes at the house, trying to set up showings under the girlfriends name …they finally after months of this had an agent show it to them, which I only know because they posted pictures on FB saying, “Our new home” and another applicant who happened to be FB friends saw the pictures and was all upset about it and contacted us!

We've taken care to document these findings with pictures and/or video and will provide you with copies, if requested.

Do you have pictures of the floors before they moved in.

Take pictures, then open the stucco and go from there.
