Thank you for your advice, with my unique situation I'll need to find the right people to work with. 

Our team recognized that it was in an area that was mostly MFH and was able to find that anamoly in the listing that most people would have missed.

To keep the home loan people from getting confused, you will want to NOT report the rental income/expenses on your personal tax returns Schedule E, instead have the LLC do an S-Corp election, and report the income/expenses there (after confirming the truthiness of all this with your tax professional, of course).

People live there because they have no other options.

People often refinance to much money back out of the deal and turn the property into an alligator that no longer pays for its own PITI. 

This is a great place to learn and to connect with people so take advantage of all the great resources.

Tell the people you interview the address or just the area and the property details (so they don't look up current rental info.)

Typically I find after I've owned the home for a year the cost of a home warranty isn't worth it and I can find people to do repairs at a pretty good cost.
