The property is right off the Waterson to the North and after visiting the property a few times and driving the neighborhood it looks like a good opportunity.

You may find a lot of people you know are ready to jump at the opportunity to make above-average rates of return.Refinancing- It has been a few years since I did a lot of SF mortgages so some of the times / %s may have changed.  

I would  say since they have reached out, it's a great opportunity to find what those buyers are looking for so you can find the right deals 

But if you had success on the last deal you purchased from him, perhaps he manages all his units similarly and there will be equal opportunity to add value.Is you plan to blanket this property on the next one?

I know people in Ohio (Fremont), the landlord friendly state it is, the low vacancy rates and the employment opportunities near Cleveland drew me in. 

I started going there since about 1990 from SoCal for fun and vacations so i've watched it evolve over the years from a dusty gambling town to an international resort destination and I see huge opportunity there over the next decade - it reminds me of LA around the Sunset Strip and Hollywood in the 80s when it was run down before billions of dollars started flowing in and now those areas are some of the most expensive in the city. 

I am intending to use an FHA loan (or FHA 203K loan depending on the nature of the deal) to fund the purchase of either a one or two unit piece of real estate.However, I will be leaving my job soon to pursue an entrepreneurial opportunity.
