Does anyone know a lender that will do a HELOC 85 or 90ltv in NY on a second home (owner occupied not an investment property) greater than 500k.

I would forget that play it simply is not legal in most scenarios IE you dont have the license to do it.. you need MLO and NMLS registartion to do any owner occ.. now if its non owner occ thats another story.

If it's a family style single family home or multifamily unit, unfurnished, in non-core areas, the timing doesn't really matter as most likely your tenants a re locals who can relocate at any time regardless of the season.
