They will start to see lots of content across your social media pages, and even if they are not currently interested, they will be.

While reading J Scott’s Book On Estimating Rehab Costs I transcribed his from $X to $XX estimates into a numbers spreadsheet so in theory you could walk a potential rehab and plug in square feet of flooring, linear feet of gutters, number of outlets etc etc and get a high/low rehab cost estimate for your own SA or to check against contractor bids.

Agents / Brokers / Property managers sit on top of of a sphere of influence, a myriad of social media platforms, and a desire to excel and secure a stake in life for themselves and their family.  

Social media, mailers, business cards, logo work, branding, etc..Where do you see that good design could come into play in your sphere?

Research your market, join social media groups for OOS investors in that locale - then get referred to an REI realtor or PM who can then continue to provide referrals/suggestions.

Then talk about it everywhere, locally, BP, social media, etc.
